Welcome to River Soul. By booking a stay at our riverfront casitas in Dominical, Costa Rica, you agree to comply with and be bound by the following terms, conditions, and property guidelines.

1. Booking, Payment, and Cancellations
Direct Bookings: All direct bookings require a valid credit card or processed electronic payment to lock in your reservation.
Standard Cancellation Policy:
- Full refund for cancellations made 30 or more days prior to your scheduled check-in date.
- 50% refund for cancellations made 14 to 29 days prior to check-in.
- Cancellations made fewer than 14 days from check-in are non-refundable.
Weather and Remote Infrastructure: River Soul is an immersive jungle property. While we feature premium, reliable fiber optic Wi-Fi, occasional infrastructure outages caused by local tropical weather, regional power grid spikes, or ISP maintenance are beyond our immediate control and do not qualify for rental refunds.
2. Jungle Environment & Natural Risks
Wildlife Interactions: Our casitas are located directly on the Barú River and are surrounded by active tropical rainforest. Guests will encounter birds, monkeys, butterflies, insects, and potentially other native jungle wildlife. Feeding wildlife is strictly prohibited. River Soul is not liable for natural encounters, insect bites, or wildlife presence inside or outside the casitas.
River Safety: The Barú River is a natural, dynamic water body. River currents, depths, and clarity change rapidly based on seasonal rainfall up the mountain canopy. Swimming, cooling off, or relaxing near the river is done entirely at the guest's own risk. There are no lifeguards on duty.
3. Property Rules & Community Respect
No Marketplace Hosting: River Soul is an independent boutique property managed exclusively by the owners (Nate & Jackie). Commercial subleasing, event hosting, or unauthorized third-party booking management on our platform is completely prohibited.
Quiet Hours: To preserve the peaceful environment for all guests and local wildlife, quiet hours are enforced from 10:00 PM to 6:00 AM daily.
Pet Policy: Pets are allowed only upon explicit, advanced written confirmation from the hosts prior to booking. Guests assume full structural and financial liability for any property damages caused by their animals.
Smoking: Smoking is not permitted indoors or anywhere on the property.
4. Damage & Liability
Guests are responsible for any damage caused during their stay beyond normal wear and tear. River Soul is not liable for personal belongings lost, stolen, or damaged on the property.
5. Privacy
Passport or identification information is collected for identification and legal registration purposes only and is not shared with third parties except as required by Costa Rican law.
6. Check-In and Check-Out
Check-in is from 3:00 PM. Check-out is by 11:00 AM. Early check-in and late check-out may be available on request and are not guaranteed.
Maximum occupancy is 4 guests per casita. Additional guests are not permitted without prior written approval.
7. Rates, Currency, and Taxes
All rates are quoted in United States Dollars (USD) and do not include the 13% Costa Rican value-added tax (IVA). IVA is added at checkout and shown before you confirm payment. Payments are processed securely through our payment provider.
8. Extended Stays
Reservations of 28 nights or longer are considered extended stays and are subject to the following terms in place of the standard cancellation policy above:
- Cancellations made 30 or more days before check-in receive a full refund.
- Cancellations made fewer than 30 days before check-in are charged for the first 30 nights of the reservation. No charge applies to nights beyond that.
- To end or shorten a stay after check-in, guests must give 30 days' written notice. Without that notice, the next 30 nights of the reservation are non-refundable. If fewer than 30 nights remain, all remaining nights are non-refundable.
9. Things Outside Our Control
Sometimes we can't host you through no fault of anyone's — flooding, landslides, earthquakes, road closures, storms, extended power or water outages, or government action. If something like that makes your stay impossible, we're not able to be held responsible for costs beyond the reservation itself, but we will always work with you to move your dates or issue a credit for the full amount.
10. No-Show
Guests who do not arrive and do not communicate with us by 11:00 AM on the day following the scheduled check-in date will be treated as a cancellation within 14 days of arrival, and the reservation will be non-refundable.
11. Governing Law and Contact
These terms are governed by the laws of the Republic of Costa Rica.
